In accordance with Oregon Residential Landlord Tenant Act, this notice is to inform you that one or more pets capable of causing damage is/are being kept in the rental unit, in violation of your rental agreement. You are responsible for all damages caused by any unauthorized pets.

Unless you remove the pet(s) within ten (10) days or fourteen (14) days if served by mail ONLY, after the date of service noted above, your rental agreement will be terminated and you must vacate the rental unit no later than 11:59 p.m. on this date: 
 
If you are on a fixed-term lease, be advised your landlord has the option to terminate your tenancy at the end of your lease if you have received three or more notices for noncompliance (including non-payment of rent) within a 12-month period preceding the end of the fixed term. Owner/Agent may terminate the tenancy by issuing a 90-day notice prior to the lease end date, or 90 days prior to the date designated in the notice, whichever is later. Correcting the third or subsequent violation is not a defense to the termination.

Be advised that this notice also serves as your written warning notice. If the animal is not removed from the rental unit within 48 hours of the effective date of this notice, a $250 non-compliance fee may be assessed for each 48-hour period during which the unauthorized pet remains in the rental unit.
